Recognition of the project site's
potential guided the modification to the program resulting in a most desirable
design. Rather than the single occupancy type of small scale multi-family with
which the developer client had local experience and success, the vibrancy of the
Tennyson corridor was considered. With views to the west preserved by Cesar
Chavez Park and the flourishing of retail on adjoining blocks there was
endorsement for the addition of the commercial use. At grade retail spans most
of the 125' frontage with storefront rising to the fourteen foot ceiling height.
The site's elevation differential allows vehicular ingress off the alley 5'
higher than at the street thereby providing for the second floor of residential
placed above the retail while maintaining generous clearance for the covered
parking of 21 vehicles. Fifteen two story units, seven facing west and nine
facing each other congregate on a 'street' that allows covered but outdoor
ingress to each owner's front door. The sixteenth and seventeenth units respects
the restrictions of the protected district across the alley in a single level
